Had a customer ask us to price a few new builds, They want everything included like - birdcage/crash-deck to every room every floor, 900mm lifts for brickies, adaptions after for render/windows loading bay, garage, us supply beanbag soft landing to all internal 1st floors and garages, brick guards, etc.

The average plot is say 10m x 6m and roughly 6m high, Ive priced it by the linear meter and they work out at roughly £10k per plot??

Does this seem right??? To me it seems quite expensive but i suppose it is a lot of work and visits.

Silly question i know, but this is the first new build we've priced, we know we will make money at this rate but dont know if its the norm, mega cheap, or mega expensive!!

You will never get it for 10k per plot, the client has allowed 3k max. Stick your price in with an itemised list on how you reached that figure and watch them reverse.

Have you got the smallest bricklayers on the planet, or is there another reason for the 900 lifts?
 
900mm lifts is 2 lifts to chamber height and 2 lifts to wall plate. That is becoming the norm to give the joiners a lift to get the joists and decking on.

Probably because the lazy c@nts will only build so many course at a time before their back hurts and they need a lift movement.:evil:
 
They would probably get on better if they had a bowel movement.
 
Honestly this is the spec! Bricklayers brick up to 1.5 and we must go 600mm down hence 900mm a lift?

No way anyone could do it for 3k a house! 6 lifts would be 6 visits, at least 1 visit to adapt if not 2, 3/4 visits for birdcage every room plus dismantle.

How could anyone make money on 15 visits @ 3k?? Wouldn't even cover wages?
 
I know, that's why the spec will change, when the client gets over the shock of you not doing it for nothing for him.

On a normal 2 storey house we tend to do the base lift at 1200mm and 3 lifts at 1000mm. That gives the joiner the joist lift about 300mm down and about the same for the roof.
