How much upfront?

Hi,

I am having the loft on my bungalow converted. This involves having a new roof as part of the bungalow is an extension and has a flat roof at the moment. I have received a quote for the scaffolding of £6000. The guy wants the whole amount paid as soon as the scaffold is up. The build should take four months but we have allowed for five just in case it runs over.

Should we really be agreeing to pay the full £6k up front. I was more inclined to pay say £4k up front and £2k at the end. The reason I was thinking like this is so that I don't get left with scaffold way past the completion date and also so that he doesn't just turn up one day before I have finished with it and take it down!!!! My builder has also agreed with him that he might need a slight adjustment to the scaffold towards the end of the four months, just so he can finish off. If I have paid him the whole amount up front I worry that he won't come back promptly and make the adjustment.

Am I just being too cautious? Please advise on what is the norm out there.

Not Been Funny But How Does Anyone Know You not going to run out of cash before the scaffolder gets his final payment :eek:h:

£6000 for a bit scaffold on a bungalow sounds steep , 4 month to do work seems long time aswell you could build a whole fcukin house in that time .
 
if its a cash job its money up front, if through invoice 2/3rds erect 1/3rd dismantle
 
It does sound a bit steep for scaffolding for an average size bungalow to be honest, even if it's for sixteen weeks. As for payment, if the scaffolding company is a reputable one (do your homework before hiring them) they will usually honor any agreement that is made before the start of the contract. Most of us are very honest, and trusting to a point, too much so at times seeing the amount of outlay we have on any given site.
 
Sounds steep as superscaffs says , does that include a temporary roof ?
Personally i would want £4000 up and £2000 when it comes down which is fair to both sides.

n44dne have you had any other quotes for the scaffolding ?
If not i would suggest that you get 2 more , and make sure you ask to see insurances

3 quotes for comparison is standard in any construction work , and remember cheap is not always the best

Most times the builder would have there own scaffold firms that they deal with all the time and have built a working relationship with.
 
Be advised -enquire for a quote with a number of Scaffolding Companies, with their contract quote should also be a page Terms & Conditions check them out which agreeable select with confirmation letter and any advance payment.
 
I also see that as mighty steep unless a temp roof is involved. It maybe that the scaffold company is busy and they have thrown in a big price. This has happened to me in the past.

What area of the country are you? Maybe somebody from the forum would quote you if they cover your area. Just an idea?
 
Never pay the full price upfront for anything before the service our goods have been supplied,and you are in possesion of the goods our the service has been "satisfactory"given.

As to your question 70% of the total price of your contract is fair on the satisfactory completion and handover of the scaffold.(30,60,or even 90 days, from invoice to payment, are normal in the constrution Industry)

All of the other replies have good advice, please read them carefully

You do not say if the adaption at the end of the job is included in your total price?? I would bill you for any adaptions or alterations undertaken above the contract price, and expect payment within 14 days

Thanks very much for your advice on this. It does include a temporary roof and the build is not straight forward so I'm happy with paying £6k. We have the money for the scaffolding put by in a seperate account and I have no intention of using it for anything else (we have contigency funds for the unexpected). The quote was one of four and it is a cash job. If this further information changes anything please let me know. Thanks again,

See sticky ground ahead, has the scaffold company agreed to supply a design drawing? As you will be employing him direct so to speak I believe that will make you responsible for any persons working on that scaffold, if any thing was to happen/go wrong the first thing you will be asked for is the design,
In my opinion it takes a brave (or stupid) scaffold firm to do this on a cash basis.
 
Spannerman you are too serious ! Cash is king. N44dne 4k up front then 2 k after its struck with out any damage would be fair.
 
He couldn't afford me, some people don't want a Rolls Royce when a Ford Escort can still move them around.:cool:

And cash jobs are always upfront, if you want credit pay the fekin vat.
