Hi Fellas
Been asked to quote a new build site, we mostly do insurance work and refurb and the occasional private new build and last year did a site with about 7houses but afterwards I'm thinking maybe I cut myself a bit short as the gear was up while, So im just wondering what current rates firms are charging in north west area?
p.s I uselly work out per linear metre

Was hoping for many replies to this, as I too, am useless at pricing new builds! Lol!
 
Dont know about the price itself......but if it helps i get £4 per mt erect and obviously £2 per mt dism. So for a 9mt square building ( 36mt total ) i get £144, £35 per lift for a loading tower and £15 per lift on a ladder tower. In total £194 per lift x that by 4 = £776 for erect and £388 for dismantle. So for a complete plot is £1164 to me.
So perhaps our gaffa would charge between £1700 and £2000 per plot. Hope this helps mate.
 
know advance were charging around 15 p/m unsure on the loading bay costs. and the internals
 
It varies m8- both nationally & between client but tbh i'm not too sure if bosses are gonna wanna broardcast their rates - but they can differ down here from £15- £28 per linea meter
 
I personally stay away from new build for the following reasons, Too much plant tied up for indefinite periods of time that could earn you much more elsewhere as I've always found that projects always overrun the timed period stated. Damaged plant due to miss use that I'm never able to recover be that tube bent and boards cut, and the constant call outs and health and safety issues when brickies with those double ended ***** spanners deciding they know best making a structure potentially unsafe for those or my guys working upon it.

If you want to do it, I'd add a third onto your basic footage rate and a rental after a quoted period for around the 20% mark per week.

I probably do no more than six new builds a year usually single dwellings and they drive me insane as most contractors seem to get it weather proof then disappear inside the build and leave the external finishes until last, along with ledgers usually cut out of the base lift for internal access because Bilbo Baggins brickie and Co cannot seem to be able to build a wall over 5ft
 
i agree with regfenster, stay away when possible, but if you have to, stick an over your normal rate price
 
Mate don't get caught up in the hassle what you need to do is take the m2 divide it by 9.29 to give you scaffold squares x2.5 that gives you your erect hours half of that is your dismantle plus add 10% adapt and carry then work the hours on £19.00 per hour that gives you your labour only total

danpaps any weekend work marra crnt stand not working ahahah. and next few weekends gonna be quiet at work till they diside who get next 5 years
